The villa specification at ARDEN is not a standard developer fitout with sustainability marketing attached. Every material, appliance, and system is chosen because it is genuinely better — for the people living in it, for the land it sits on, and for the air inside the home. The result is a home that looks extraordinary, performs without compromise, and does not silently harm the people inside it.

Materials & Construction

Hempcrete insulation

Natural, breathable, regulates humidity, sequesters carbon, no off-gassing.

Rammed earth feature walls

Thermal mass, natural mineral pigments, zero VOC, built from the site's own subsoil where possible.

Reclaimed hardwood flooring and cabinetry

Sourced from demolition salvage, no formaldehyde-based adhesives or sealers.

Lime render and lime wash

Naturally anti-microbial, breathable, no synthetic binders.

Low-VOC and zero-VOC paint throughout

No volatile organic compounds off-gassing into living areas.

Natural fibre insulation

Sheep's wool or hemp batt in all wall and ceiling cavities — breathable, non-toxic, no synthetic fibres.

Tadelakt or lime plaster in wet areas

Traditional Moroccan waterproof plaster, zero synthetic waterproofing membranes.

Untreated or naturally oiled timber joinery

No polyurethane coatings, no formaldehyde-based lacquers.

Roof catchment to 10,000L+ underground header tank, filtered for drinking water supply.

Villa solar array feeds the community grid, LFP battery backup provides 48+ hours of essential services.

Automated warm/cool shift tied to time of day, supports natural melatonin production and sleep quality.
