What Host Councils Receive
ARDEN does not ask councils for money, subsidies, or concessions. The community is commercially self-funding from villa sales. What we look for is land suitability, political support, and willingness to engage.

Partner Region Criteria
ARDEN is not suitable for every site or every council. The following criteria define the regions best positioned to host a successful community.
Land Criteria
- Minimum 300 acres (120 hectares) contiguous land
- Suitable for subtropical agriculture (rainfall, soil, climate)
- Highway or major road frontage for day trade visibility
- Within 60 minutes of regional population centre
- No existing environmental or heritage constraints that would prevent development
- Available for acquisition or joint venture arrangement
Council Criteria
- Demonstrated willingness to engage with genuinely novel planning proposals
- Access to a pre-DA planning pathway for early-stage concept discussion
- Political leadership interested in regional legacy and long-term economic development
- No existing approvals or commitments that would prevent change of use
- Willingness to engage publicly with ARDEN as a regional opportunity
What We Are Not
Not asking for funding
ARDEN is commercially self-funded from villa sales. No council money is required.
Not asking for guarantees
Initial conversations are exploratory and confidential.
Not promising specific regions
Site selection is genuine — multiple regions are under consideration.
Not in a rush
The first ARDEN will be built correctly or not at all.
Partnership Process
ARDEN operates a structured site selection process. This is not a competitive tender — we are selecting the regions that best meet our criteria and demonstrate genuine appetite for partnership.
Expression of Interest
Council or landowner makes initial contact. Confidential preliminary discussion of site suitability, planning context, and mutual interest. No commitment, no publicity, no risk.
Site Assessment
If preliminary discussion is positive, ARDEN team conducts detailed site assessment including agricultural suitability, infrastructure access, planning pathway analysis, and economic impact modelling for the region.
Memorandum of Understanding
Formal MOU signed between ARDEN development entity and council/landowner. Defines site, timeline, mutual commitments, and conditions for proceeding to full development application.
